While needing notice to get your house ready is understandable, asking for a couple days notice could cause you to lose out on great buyer. In a second home market like Lake Tahoe, some of these people only have the weekends to come up and view homes. If you prepped your home appropriately before listing, it should be easy for you to quickly get it in order and then leave so that people can tour. Another option for showings is limited access. This means the home is only available select days at select times for showings. If you are only allowing showings while you are at work during the week, you could lose out on buyers as they likely will also be working.
There may be some solid reasoning why you can’t be as flexible as a “Go Show!” seller, but be sure to make that clear in the agent only remarks and try to work with the buyers as much as you can. Accessibility can make or break the ability to get your home sold quickly and for the most amount of money possible.
