Buying a home is a personal decision. By personal, I mean that what appeals to you may not appeal to future buyers when you decide to sell. So if you think you have found your dream home, think again because there are some charming features that may only apply to you. Not sure where I am going with this one? Read on….
Location, Location, Location. If your new home to be is smack dab in the middle of all the action, you are probably pretty excited. After all, who doesn’t love being located close to restaurants, cute independent boutiques, nightlife and concert venues? Future buyers, that is who. Typically homes located on busy streets in the midst of all the action command less value. If you live in a very urban environment, reselling should be no problem as the demographic and their interest will be similar to yours. If the local area is clearly a suburban type atmosphere, the sell might be harder later.
On the other side, if you have young children and you found your dream home next to a school, you might feel like you just hit the parenting jack pot. Mornings can move slower and you can watch the kids safely walk to class from the comfort of your yard with coffee in hand. Maybe even still in your bathrobe. Before you hastily sign your name on that purchase and sale contract, think about how long you and your young family plan on living in this home. If it is only for a few years, a school side location may not be the best bet. After all, the kids will get older and move on to new schools and potential buyers may not love the idea of hearing the noises from recess if the local demographic isn’t mostly made up of young families.
One story, two story, three story, four? Most people love the idea (key word here folks) of a multi story house with a room for every occasion and space for every resident. That is, until it is time to sell. If you live in an area with a lot of seniors, consider a one level rancher that makes it easy for future buyers to get around and maintain. Also keep in mind that a downstairs bedroom is a highly sought after feature. If your large multi storied home is set up with living spaces on the first floor and sleeping spaces upstairs, consider how you can make this work in your favor long term when it is time to put it on the market.
Expensive renovations always seem like a fabulous idea. Finally, you can have that custom wood flooring or unique granite you have always wanted. While this home is about to be yours and you should do as you please, keep in mind that if the surrounding homes are outdated or not as extravagant, you may not get your return on investment. Sure, your home may be the top pick of the neighborhood, but if the competition doesn’t compare, you may not get the asking price you truly deserve.
The swimming pool. Once again, we go back to the importance of location. There are certain areas where a swimming pool is an absolute must have. However, if you live in a colder climate, this expensive amenity can actually detract from the home. After all, it is a lot of upkeep. If the local weather doesn’t warrant a daily dip, this may just be a feature best saved for the dream mansion you have designed in your head if you ever win the lottery.
A large yard size is another factor that seems appealing, and typically is, to most. Who wouldn’t want almost an acre of space surrounding their property? Or a large back yard where you can entertain the friends or send the kids when you need some quiet? Well, for one, people looking for minimal maintenance and landscaping responsibilities. On the other side, not enough yard space may make the property hard to sell. This is another one of those features where both options have their downside.
While every buyers wants and needs list will be different, the bottom line of this blog is to keep in mind the long term goal. If you know that you will only be living in this home for a short period of time, you absolutely need to be aware of whether or not these features will help or hinder your resell process. If you plan on making this your home for the long term, keep resell in mind, but don’t let it stop you from buying a home that is perfect for your wants and needs.
