Pricing Mistakes To Avoid When Selling Your Home In Lake Tahoe

As the market has started to level out and we go into our “shoulder season” (that time between our busy summer and winter months), it is incredibly important to make sure that your Tahoe Keys home for sale in Lake Tahoe  is priced appropriately. Overpricing your Lake Tahoe home for sale can be detrimental. After all, the first two weeks on the market are the most important. You want to ensure that your first impression is flawless in order to achieve the goal of a quick sale for the most money. The California Association of Realtors released this poster a while back, but it is never a bad time to recap this information. Below are 4 common pricing mistakes to avoid when selling your Lake Tahoe home.

So many people think that if they price higher than what is comparable, the negotiation process will bring the price down right where the seller wants to be in regards to money. While this can be a successful strategy for some, statistics clearly show that correctly pricing a home for sale in Lake Tahoe from the start not only sells the home quicker, but for close to the asking price.

2.)    Using an odd list price. At one point, there were few real estate agents that felt this made a home stick out more above the crowd. Seeing as we search in price categories, it is best to price a home in round numbers when possible.

3.)    Not basing your price on homes that have actually sold. This is key. You want to base your house price on comparable homes and what people are actually buying them for.

4.)    Not negotiating. If you don’t allow flexibility in the price, you are going to lose buyers, as well as valuable time. The negotiation process is one of the many reasons you have a real estate agent. They can walk you through this portion of the transaction so that both sides are happy and the home gets sold quickly and for the most money. You must be prepared to give a little.
