There are several steps involved in the home buying process. Some of which are completely optional, such as a home inspection. Is it necessary? Is it a waste of time and money? What do they do? These are all questions that may cross a home buyers mind. The reality is that a home inspection prior to the closing is a great way to ensure the condition of your “dream home” is in good shape. A certified home inspector will investigate ventilation, HVAC, exterior, interior, electrical, structure and more. Once the inspection has been complete, the home inspector will provide a report with any suggestions on improvements or repairs. This is essential for many reasons. If the inspection reveals an exorbitant amount of expensive fixes, you can make the informed decision on whether to proceed or back out. If the list is minor, this can be a great negotiation tool whether it is in regards to selling price or a buyer’s credit. Below is a list of questions to ask a potential home inspectors when trying to decide who to use.
1. Are you specifically experienced in residential inspections?
Having the appropriate training, knowledge and experience in residential inspections is crucial as the inspector will be fully aware and familiar with the ins and outs of homes as well as what to look for.
2. How long have you been a home inspector and how many inspections have you done?
An inspector should be able and willing to provide their professional history and referrals. Keep new inspectors in mind as they can be very qualified as well as work with an inspector that is very experienced. If there are areas of concern or questions, address them first. Additionally, the inspector should ensure that their inspection and report will meet any state requirements as well as comply with code of ethics and standard of practice. Request and review a copy of these items ahead of time.
5. How long does the inspection take?
A single family home should only take, on average, 2-3 hours. If a property is exceptionally large, additional inspectors may be brought in to assist.
6. How much will it cost?
