If you have been keeping up on the real estate news, you are probably reading a lot of articles about how home prices are rising and the housing market is making a come back. All very good news, but as we head into the Lake Tahoe Real Estate busy season, we are looking at the possibility of multiple offers on the same Tahoe Keys property for sale. Not a bad problem by any means, but it isn’t always about the money. There are multiple facets to consider when picking an offer, so how do you make sure you select the best one when you are in a bidding war?
Closing dates and contingencies play a huge role in make sure you get the best offer. One person may want a later closing date while another may request that your Tahoe Keys home for sale close closer to your ideal timeline and with less contingencies. While an agent typically won’t advise their client to wave an inspection and appraisal, if a buyer insists on offering this, the more likely the deal is to move quicker as the buyer has waived a majority of their “Opt Out” option. Of course, money does come in to play, after all every seller wants the most bang for their buck. So take into account how much earnest money your potential buyers are offering as this usually gives a good indication of how serious they are about buying your home. Also consider the financing terms. An all cash deal means you aren’t playing the waiting game with a loan approval or an appraisal.
Now if you are dealing with a couple of offers that are similar, you can respond to more than just one offer. Just be sure to make your requests and timeline very clear. This action generally calls out the highest and best offer. When doing this, you shouldn’t play hard to get and wait too long. If you need to wait to respond, be honest why-whether it is because you are out of town or if your agent has alerted you to other offers or showings taking place within the next few days.
Throughout this process, your Tahoe Keys real estate agent will be able to advise you on which offer is the best and why. If you are looking to sell your Tahoe Keys home, call Peter Delilli at 530-308-4331.
