Buying Tip: How To Spot Rodents & Pests Before Putting In An Offer

May 11, 2015 by pdelilli Leave a Comment

Buying a home in Lake Tahoe can be quite the process, from touring multiple properties to getting your offer accepted to financing to the inspections to the appraisal. Typically home buyers are focused on the big stuff, like the electrical, or the roof, or the structure itself. Rarely do they consider infestation of pests and rodents, both of which are easy and affordable to fix but can cause lasting property damage if left untreated. While pests and rodents usually prefer to hide from humans and come out at night,  there are signs you can look for before making an offer and paying for a pest inspection.

1.) If you see a mouse scurrying around during the day, it usually means that they were forced out of their hiding spot due to over population. Which also means their little friends aren’t too far behind.

2.) Droppings are an obvious sign and you can typically find them near the point of entry a pest is using the gain access to the interior of your home.

3.) Rust color stains on soft furniture, such as mattresses usually indicate bedbugs.

4.) Pay attention to odors. While you cannot see odors, Mice leave a strong ammonia type smell.

If you have an infestation, you probably aren’t the only one looking to call the Tahoe Keys house for sale a home. Everyone wants a warm place to come back to and pests and rodents are no different. If you see small holes in the baseboards or walls, chances are that is an entrance or exit for mice and other rodents. Small piles of shredded fabric and paper in cupboards, attics, or other dark spaces also indicate that something else has already set up shop. Ants can also be spotted by dirt piles around the property perimeter.

If you feel the home you are interested in is either experiencing an infestation or has a strong possibility in the future, don’t let that deter you. When you work with a qualified Lake Tahoe Realtor, they can not only set you up with a quality inspector, but they can also help you get it taken care of in the contract with a contingency clause forcing the seller to fix the problem so you can move in worry free!
