We stumbled upon this great blog over at Realtor.com recently and had to share for those getting ready to enter the Tahoe Keys Real Estate Arena. We all have the same goal: Move your Tahoe Keys home for sale quickly and for the most money with the least amount of hiccups possible. Keeping that in mind, there are ways that sellers can interfere with the process. Whether you are a first time seller or a veteran, here are some general tips to help make the process smooth for everyone. Especially your Tahoe Keys Realtor.
Talking up your upgrades: Yes, for the most part, everyone loves new. However, not everyone loves the same “new” thing. For example, you might think that the brand new in ground pool is an awesome feature. Who doesn’t love a pool? A lot of people because it costs a lot to maintain. What about that new custom paint color mimicking the hottest colors at New York Fashion Week? The newly installed modern sinks? That is a personal decor taste not suitable for all audiences. Yes you should absolutely mention your Tahoe Keys home for sale has had some upgrades, but do not oversell. A potential buyer could walk in super excited to see this “like new” home, only to find out that it isn’t their taste at all.
Hanging out during showings: We discussed this in another recent blog, but it is worth mentioning again. A potential buyer could feel a little weird touring another person’s home. Imagine going through a strangers house and having that stranger lurking nearby. While you likely want to give the buyer some helpful tips and ideas that really sell your house, and they may want to hear, it is best to let the clients walk through on their own with their agent first.
Don’t smother your Tahoe Keys Realtor: Selling a home is exciting. As your Realtor, I love lending my local Tahoe Keys real estate market knowledge and years of experience to clients. It is what I am here for. I love giving my clients that undivided attention they deserve. However, keep in mind that while listing your home for sale in Tahoe Keys is the main thing you are thinking about, agents are working to not only sell your Lake Tahoe house, but others as well. If you don’t hear back right away, it isn’t because we have forgotten about you or don’t want to talk. We are likely in the middle of something and will call, text or email back as soon as we are able.
Leaving a cluttered mess behind: This is at the top of the list. We can send our trusted professional photographers over and we can help you stage all day long, but you must keep it neat for showings. You don’t need to stress out over a few crumbs or un-fluffed pillows, but maintaining a tidy home is necessary for a successful showing.
Follow through with property promises: If something needs to be fixed, fix it before listing. If something needs to be updated or repainted, do it before listing. If your yard needs landscaping, do it before listing. Don’t make promises you can’t keep during the transaction. If you reassure a buyer you will fix something, like the AC for example, you must follow through. If you change your mind mid transaction because it costs too much, you could potentially lose a client.
One of the most important aspects of selling your home is hiring a qualified Tahoe Keys realtor who can help guide you. We have your best interest in mind and want to make sure your transaction is fast and without flaw. If you have questions on all things Lake Tahoe real estate, call me at 530-308-4331.
